The project consisted of the provision of a temporary car showroom and servicing facilities along with two new permanent units on the site adjacent to Newcastle Road and Lochmaben Terrace in Sunderland.
The development consisted of very complex phasing arrangements in order to facilitate the clients’ desire to trade at the earliest opportunity. Securing sectional agreements and statutory undertakings without delay were a significant issue as a large sewer crossed the site.
The building is a structural steel frame with concrete floor slabs supported on an in-situ concrete raft foundation.
Extensive external hard standing areas were required on a challenging site, as the ground levels fell several meters from Newcastle Road back to the Metro lines at the rear of the site. This presented a number of issue with routing below ground drainage particularly given the phasing that was required throughout the construction.
Through our continual liaison with the Local Authority, Northumbrian Water and other utility providers the clients aims and objectives were met and the facility generated significant revenue through the temporary showroom facilities, whilst the remainder of the build was completed.
